What Actually Determines the Cost of a Metal Building

Size and square footage

Footprint is the biggest single driver — more steel, more money. But price per square foot actually drops as buildings get bigger, because fixed costs (delivery, engineering, setup) spread over more area. A 60×100 costs more in total than a 30×40, but less per square foot.

Steel gauge and frame type

Heavier-gauge steel and red-iron (I-beam) rigid frames cost more than lighter tube framing, but they clear-span wider and carry more load. In higher wind country you'll pay for the heavier package whether you want to or not.

Eave height

Taller walls mean more steel and bigger doors. Going from a 12-foot to a 16-foot eave is a real line item — necessary for RVs, lifts, and equipment, but skip the height you don't need.

Wind and snow loads (your county)

This is the factor most price pages ignore. A building engineered for 150 mph coastal wind needs far more steel and bracing than the same size inland at 105 mph. It's why our price band is per county — find yours.

Doors, windows, and openings

Each roll-up door, walk door, and window is a flat add. Big commercial roll-ups and lots of openings add up fast; frame them into the estimate up front.

Foundation / slab

The concrete under the building is a separate cost from the steel, and it swings with your soil. Expansive clay (much of Texas) needs a stiffer, reinforced slab. See our slab & foundation guide.
